Medium term accommodation

Somewhere to live while your long-term home is arranged

Medium Term Accommodation (MTA) is NDIS funding for transitional housing — typically up to 90 days — when you're ready to leave hospital or your current home but your long-term housing isn't ready yet. Diamond Care Victoria provides MTA with support in Melbourne's south-east. Discharge planners: call 1300 765 559 and we'll confirm capacity within one business day.

A calm, homely guest bedroom set up for a short stay, with clear floor space beside the bed.

When it fits

When MTA is the right tool

You’re medically ready for discharge, but home isn’t ready for you — modifications unfinished, assistive technology on order, or a SIL vacancy weeks away. Or your current housing has ended and your permanent arrangement is confirmed but not yet available. MTA is the funded bridge across that gap: a real place to live, with support, while the long-term plan lands.

What MTA is not: a holiday, general respite, or a way around the housing queue. The NDIA funds it when your long-term housing solution is identified and there’s a genuine gap to bridge — and we’ll tell you honestly if your situation fits before anyone raises hopes.

What's covered

What’s included, and what runs beside it

MTA funding covers the accommodation itself. Your daily supports — personal care, meals support, community access — run beside it from your Core budget, exactly as they would anywhere you live. We can deliver both, which keeps one team accountable across the whole transition, or work alongside your existing providers.

For professionals

For hospital discharge teams

We work to your timeline, not ours. Call rather than email: we’ll tell you within one business day whether we have capacity — including when the answer is no, so you’re not chasing.

What speeds an intake

  • The participant’s NDIS number and plan dates
  • Evidence the long-term housing solution is identified
  • Current support needs
  • Medication summary
  • Any behaviour support plan in place

The exit

What happens at the end

MTA works when the exit is planned from day one. From the first week we’re tracking the long-term arrangement — the modification schedule, the SIL vacancy, the tenancy start — and adjusting supports toward it, so day 90 is a move, not a cliff.

FAQs

Questions people ask us

How long is MTA funded for?

Typically up to 90 days. Extensions are the NDIA’s decision, tied to evidence the long-term solution is progressing.

What evidence does the NDIA need?

That you can’t return to your previous home, and that a long-term housing solution is identified and underway. We help assemble it — discharge summaries, modification quotes, vacancy confirmations.

Are meals and daily support included in MTA?

MTA funds the accommodation. Daily supports run beside it from your Core budget. We’ll map both clearly before you commit.

Can a hospital refer directly?

Yes — social workers and discharge planners call us daily. 1300 765 559, capacity confirmed within one business day.

What if my long-term home is delayed?

We flag it early, help evidence the extension request, and keep supporting you in the meantime. What we won’t do is promise the NDIA’s answer.

Where is the accommodation?

Melbourne’s south-east, in the City of Casey area. Specific placement depends on capacity and your needs — confirmed before anything is signed.

Tell us what you need. We respond within one business day.

Call the office, or send the request form and we’ll confirm your funding pathway, your suburb and whether we can genuinely deliver what you need. If we can’t, we’ll say so and point you to someone who can.
